The Windsor housing market has seen year-over-year increases across their average and median home price — with a year-over-year decrease on their benchmark home price. Home sales in July 2024 matched those of July 2023 with the majority of homes selling in the $300K-$700K price range. Months of inventory continues to increase as it reaches levels much higher than the historical average.

Market Activity

Windsor had total available listings of 1,291 in July which is a 20.65% year-over-year increase over the 1,070 listings in July 2023. The available listings year-to-date are up 10.96% with total listings of 7004.

Home sales in July totalled 467 which was the same sames as the prior year. When looking at total year-to-date residential sales for Window there is a year-over-year decrease of 2.32% with total home sales of 3033 in July 2024.

Windsor average & median home prices

The average home price in Windsor was $599,248 in July 2024. Home prices in Windsor are trending upwards with a month-over-month increase of 4.77% when compared to the prior month average home price of $571,952. On a year-over-year basis the average home price in Windsor has increased 8.15% from an average home price of $554,081. The average home price in January 2024 was $517,187 for an increase of 15.87% year-over-year.

Windsor had a median home price of $540,754 in July 2024 — which is $58,494 lower compared to the average home price. Home prices continue to trend upwards in Windsor with the median home price increasing 5.51% year-over-year from $512,500 the year prior.
