How to Calculate Square Footage: Room, Home & Lot

Learn how to accurately calculate square footage for any space.

Basic Square Footage Formula

Square Footage = Length × Width

All measurements should be in the same unit (feet).

Quick Reference

Room Size Square Feet
10 × 10 100 sq ft
10 × 12 120 sq ft
12 × 12 144 sq ft
12 × 14 168 sq ft
14 × 14 196 sq ft
14 × 16 224 sq ft
16 × 16 256 sq ft
18 × 20 360 sq ft
20 × 20 400 sq ft

Calculating Different Shapes

Rectangle/Square

Formula: Length × Width

Example Calculation
15 ft × 12 ft room 15 × 12 = 180 sq ft
20 ft × 25 ft room 20 × 25 = 500 sq ft

L-Shaped Room

Method: Divide into rectangles, calculate each, then add

┌──────┐
│ A │
│ ├────┐
│ │ B │
└──────┴────┘
Section Dimensions Square Feet
A 15 × 10 150
B 8 × 6 48
Total 198 sq ft

Triangle

Formula: (Base × Height) ÷ 2

Example Calculation
Base 10 ft, Height 8 ft (10 × 8) ÷ 2 = 40 sq ft
Base 15 ft, Height 12 ft (15 × 12) ÷ 2 = 90 sq ft

Circle

Formula: π × radius²

Example Calculation
10 ft diameter (5 ft radius) 3.14 × 5² = 78.5 sq ft
20 ft diameter (10 ft radius) 3.14 × 10² = 314 sq ft

Trapezoid

Formula: ((Base 1 + Base 2) ÷ 2) × Height

Measuring a Room

Step-by-Step

  1. Clear the area - Move furniture if needed
  2. Measure length - Wall to wall, inside dimensions
  3. Measure width - Perpendicular wall to wall
  4. Record measurements - In feet and inches
  5. Convert inches - 6 inches = 0.5 feet
  6. Calculate - Length × Width

Handling Inches

Inches Decimal Feet
1" 0.08
2" 0.17
3" 0.25
4" 0.33
5" 0.42
6" 0.50
7" 0.58
8" 0.67
9" 0.75
10" 0.83
11" 0.92

Example: 12 feet 6 inches = 12.5 feet

Calculating Total Home Square Footage

What’s Included (Typically)

Included Not Included
Living areas Garage
Bedrooms Unfinished basement
Bathrooms Unfinished attic
Kitchen Covered porches (usually)
Finished basement Outdoor spaces
Hallways
Closets

Method: Measure Each Room

Room Length × Width Sq Ft
Living room 18 × 14 252
Kitchen 12 × 10 120
Dining 10 × 10 100
Primary bedroom 14 × 12 168
Bedroom 2 12 × 10 120
Bedroom 3 10 × 10 100
Primary bath 8 × 6 48
Full bath 6 × 5 30
Hallway 20 × 4 80
Closets ~40 total 40
Total 1,058 sq ft

Using Exterior Measurements

For a quick estimate using exterior dimensions:

  1. Measure exterior length and width
  2. Calculate total (e.g., 50 × 30 = 1,500 sq ft)
  3. Subtract wall thickness (~10%): 1,500 - 150 = 1,350 sq ft
  4. Subtract garage, if attached

Lot Size Calculations

Square Footage to Acres

Square Feet Acres
10,890 0.25 (quarter acre)
21,780 0.50 (half acre)
43,560 1.00
87,120 2.00

1 acre = 43,560 square feet

Common Lot Sizes

Lot Description Square Feet Dimensions
Small urban 2,500-5,000 50 × 100
Standard suburban 7,500-10,000 75 × 110
Large suburban 15,000-20,000 100 × 175
Quarter acre 10,890 ~104 × 104
Half acre 21,780 ~148 × 148
One acre 43,560 ~209 × 209

Price Per Square Foot

Calculating Price Per Sq Ft

Formula: Sale Price ÷ Square Footage

Home Price Sq Ft Price/Sq Ft
$300,000 1,500 $200
$400,000 2,000 $200
$500,000 2,200 $227
$750,000 2,800 $268

Using Price Per Sq Ft

Comparing homes in the same area:

Home Price Sq Ft $/Sq Ft Value?
A $425,000 1,800 $236 Average
B $450,000 2,100 $214 Good value
C $400,000 1,500 $267 Premium

Lower price per sq ft may indicate better value (but consider location, condition, updates)
